Get a quote from 2 separate lenders and play the back and forth game. 

However, as we *were* in the peak of cycle, most syndications were/are back-loaded meaning alot of the returns for general partners or limited partners were/are found on the back end or sale due to value-add long term plays.

My question is, if it were you would you allow the current conditions of everything that is going on right now play a role in your decision making of purchasing a buy and hold investment (keeping in mind the cashflow works)?

Giving someone money to go buy real estate, forming a JV, helping make business decisions or guaranteeing a loan, for example, and expecting a return on your money is perfectly compliant with the law as you are playing an active role in the investment.

The next 4 weeks are going to be critical how this plays out and I really hope the Federal will step in soon enough placing some kind of debt relief program to help us all.   

Its a marketing play and you have to put a LOT of feelers out to find the leads and land the deals.  

To me that over a 10year play, especially if the housing market tanks with the stock market.

We will have to see how this plays out in the markets starting tomorrow.

The markets reacted quickly and down nearly 30%.There are other lagging behavioral factors in play that are not immediately recognizable.

I think it may be hard to get a good tenant at the moment, I would suspect most current renters will be staying where they are for the moment and those that don't may be just playing the system since they know they can't get evicted for some time.
