I would immediately instruct your PM to tell him that he is not authorised to perform any work on your property and that in the future he submit a written request if he has a desire to do work.

Hello All,As I continue my research on financing options for a flip I am interested in performing, I seem to be receiving conflicting information as to the timing restrictions should I take out an FHA Loan to finance the property.  

He said the foundation is "performing well, and will for many years to come in its current state".

Find/Get a Team put together that is local to where you perform and experienced in what you are doing.  

Sure it might or might not appreciate, but map out the cash-flow in a spreadsheet for years ahead and see how it performs...I hope that helps.

Contractors do not perform as advertised, the city puts a lien on the property because the borrower stopped mowing, taxes become due, the servicer adds an loss mitigation extra step that no one else does because they interpret RESPA differently and want to triple-cover their asses.
