I think that done right, this could be the perfect stepping stone for me into real estate.

I’ve talked to a few of my friends and most of them said that they’d be perfectly happy paying about $1000-1100 a month but most of them are college students/recent grads.

Something that's not a fit for me may be perfect for someone was is more aggressive, has a different risk tolerance, is coming from a different financial situation, and/or has different financial goals etc.

Can confirm, I have been BRRRRing here since 2011 and it feels like the market went from a ghost town to a piranha tank.

I’d say stop searching for “the perfect market” and try and find the perfect team.

I have a line of investors looking for the perfect BRRRR and when one comes on the market it is gone within hours at or above listing price.

With the perfect capitalistic system, prices dropped and we competed for visitors. 

Podcasts and MillionAcre articles (via Motley Fool) will only get me so far, and if I've heard one mantra over and over, it's to just DO IT, letting mistakes 'fail me forward', as nobody's first house story is ever perfect (in hindsight), but is absolutely essential for turning a vague idea into actual action
