With long term rentals (or any house aside from a flip), you are unlikely to make money off the sale of the home if you have only owned it for 2 years after you pay the realtors and other fees.

Or else I would prefer to have more tenants paying this way.

Ranching is not foreign to me, but as an investment property I wouldn't be operating it.The seller is only willing to go as high as a three year balloon.It is on a well and has a septic system, both of which I would pay to have inspected prior to purchasing.

From what I see it's not stellar in terms of population or job growth, but does look like it saw big price increases lately, I assume it's mainly population from Charlotte moving out to get more bang for their buck.If you're an investor with properties there I'd love to hear your thoughts on the market in general, how you see its potentail, the population I can expect as tenants, and things to pay attention to.
