Ask yourself what triggers investors to do what they do.

I understand I could transfer them prior to paying them off but would risk triggering a due on sales clause with the lender… slight risk though it may be, my wife and I have decided to transfer when the property is paid off.I hope this is helpful.

The intent of the question was to understand the pros and cons of rolling in fees as GP contributions and whether it would trigger any red flags from the lender or investors perspective.

Partnership.......ive partnered with out of country investors on flips I'm sure you can structure the same on this deal

It did not look like a healthy start for a partnership.

As descriptive as possible would be great.Not really so much about finding them, but more about the different ways folks have structured those agreements i.e. partnerships, just term and agreed upon APR.
