The purchase of all of the outstanding membership (partnership) interests in a limited liability company so that it becomes a single member limited liability company (SMLLC) and a disregarded entity will work in certain situations. 

Personally if this does happen I would like to see this paired with legislation that no longer requires a home address to become a W2 employee, which I imagine would help with some of the homeless problems many parts of the country are facing.While I think that this stuff may help increase the quality of life of those at the bottom, I do worry that this will all make profiting off of REI much more difficult.

One other thing i am working with...one of the properties is worth 425K  loan outstanding is 240k ...it hasnt been doing well as a rental, market times long and not cashflowing. is it better to refinance take cash out then sell it?
