What services are offered to have a real address for mail and potentially mail forwarding. 

Or if you go to sell it and you don't get what you wanted for it, you could always hold it to make the annual return you were projecting.You should run sales comps to determine if that value is $100k or not, but if you can offer at a price where you can hold it or flip it once done, you will be in a good spot

Obviously, the funds and syndication world has its own SEC exemptions, and you can invest all day in Reg A offerings or 506(b) offerings.  

I'm not trying to be the forum police here but it's annoying to see somebody consistently offering bad advice on posts.

I believe you can replace your day job with real estate investing, but it takes a lot of capital up front, few mistake along the way and a whole lot of hands on work.  

There are many other ways to qualify besides DSCR, like bank statement averages or even P&L statements that can offer lower down payments..check in with @Joseph Chiofalo he's a 20+ year mortgage colleague and can help with structuring and options.

If you're living here, why not buy here in DFW.I like Tyler, but is it growing, incomes growing, jobs increasing. 

I always suggest to do the math backwards . see what the rents are and how much of a spread youd prefer to make over the mortgage payment and offer accordingly .

We're thinking we'll need a buyer's agent, a lawyer in Tampa, and a inspector to do pre-inspections before we ever decide to put in an offer.
