Hello everyone, I am following this post as an Atlanta investor who occasionally locates properties in Albany. 

In fact it can take me several trips to a house before I notice the cat vomit in the corner, that half the blinds don’t work, that the door frame is damaged from someone forcing the door open, the marks on the floor are in fact burn marks not dirt, an unauthorized satellite dish on the roof, etc.

Someone has to do the laundry, make the beds, clean the toilets, clean the kitchen, do the dishes, vacuum and generally make the house clean again. 

Keep in mind I don't have a ton of money to dish out and I'm having trouble Marketing/finding wholesale sellers Any suggestions?

No satelite dishes on roof, no going on the roof or in the attic, no trampolines, no above ground pools, no aggresive breed dogs allowed on property, tenant pays all utilities, utilities be started, etc.

Then, naturally, Rambo dishes out violent retribution to the bad guys in a very severe way.

After that, it just the occasional dripping sink, leaky toilet, broken lock, etc.

There were so many unwashed dishes that I think was for months and there was poo in one of the bedrooms.

Not my problem.Thanks all for the advice.I would make one slight alteration to the cardinal rule you stated:I broke the cardinal rule: never feel sorry for a tenant applicant.I occasionally will feel sorry for those who have actually qualified to be my tenant, and they later experience some hardship while living in one of my units.

If it is to have a cash flow type investment, I doubt this would work, but if it is to hold and rent (and to use occasionally), it has a potential to break even and pay for itself.
