I agree Steve, I actually have to wait to cross Eastmont now since the north end extension went in a few years ago. 

@Leo Mich - we ended up buying a little further North in Longboat Key and we love it.

Because I work in downtown Austin, I'm looking to invest in a duplex but majority of what you see doesn't fit the 1% rule however, areas south and north of Austin seem to be a hotbed of opportunity.

I'm down in Owens Cross Roads but invest in Huntsville, Decatur, Birmingham and other north AL markets.

By the way, this Christmas we also stopped in Fernandina Beach, heading north in a road trip to Savannah.

So I would highly recommend posting this in the North Carolina forum.
