Just got denied lending from a supposed HM lender due to the source of the down payment coming from a personal loan.

I got my first rental with negative cashflow last year.Property price 241k, loan balance 232k Tenant pays rent 1,800$monthly payment 2,050$Spent 5,000$ on improvements.Property appreciated from 241k to 255$ this year.I am not sure whether I should sell it this year or keep for appreciation purposes?

What are some creative ways I can come up with the down payment and rehab money?

I have saved up a decent amount where I can now put a down payment on a home.

It would be easier to find low down payments on a fix and flip loans than once the work is done refi that property.

Most banks would not lend to non US residents or people with limited tie in the US. 

First off  you have a CRIME FREE /Drug Free addendum on each tenant that lives in your rental.If you notice suspicious activity or have reports of the same you give tenant notice of high traffic / volume of people to unit as notice to cure.. if this continues or you see or smell drugs you give notice of non-compliance and lease termination. yes you can ask police for advise.. but your main goal is to limit the calls police have to make to your property so you don't want to be listed as a nuisance property. but if the issues warrants it yes call the cops and if a neighboring unit is worried tell them to call the cops sometimes you have to have a record of police calls to verify the issue so you can write up infraction for eviction action..

@Sridhar D. that's a strange reason unless the tenant needs to fix their credit or save up for a down payment to qualify for a mortgage.If so, I wouldn't hold my breath that they will perform.
