I'd also try to understand what the industry norms for "per day" car wash real estate costs are, and how many vehicles would need to go through the car was per day to meet that. 

The training was excellent and I don't know of anyone else who is willing to share the info that Gene shares with you in his course.I am currently putting much of what I have learned into practice and have learned even more.ALF's are fantastic income producing vehicles, but they have to be right for you.  

An example of this would be using a Land Trust paired with a limited liability vehicle. 

Hi Everyone,I'm looking for some advice (Pros/Cons) whether I should invest my extra income into a savings vehicle that will essentially guarantee me a 7% return annually or if I should put the extra money to paying down the mortgage on my home.

That, along with the higher cost make it a loan vehicle that should be carefully evaluated.

The last winter I spent in Tampa, after a-sprinkle of rain, when the ground was at below freezing (I used to wear a leather-bomber jacket) caused the surface of the roads to became a 'sheet-of-ice' my vehicle was hit by another vehicle.  

We're down to 6 vehicles now, excluding the boats, atvs and tractors.
