My idea of "rich" is waking each day knowing that I am working because I want to and enjoy it....Looking to just get my feet wet in wholesaling to help in building up knowledge and finances to allow me ability to buy and hold at a later date.....Reading about mentors right now and if there is anyone in the Omaha area that wouldnt mind helping a newbie out it would be greatly appreciated....dont have vast knowledge to pass on but willing to learn and help out however I can be of help even to a "seasoned" investor!

Right now it is extremely hard to get any financing for investment properties and yes most banks will want the property to be "seasoned" for 6 months to a year or even more.

You also need to make sure that the bank does not have any restrictions in regards to "seasoning periods" (you must hold the property in your name for 6 months or show receipts where you rehabbed the property if you're making a profit on the sale).

We fixed it up in 2012 and had it on the market since Sept 2012 and got someone for a 3.5 month seasonal rental from 1/15/13 to 4/30/13.
