I have been using them for a few years, and I have not seen any advertisements, unless they went to the Tenant, and I'm unaware. 

He won't give a bid on the entire project... he just gives me a "not to exceed" bid for labor only (although he always exceeds it by quite a bit) and leaves the material estimating and purchasing up to me.

I'm currently learning about material costs and how to install everything I'll need to.

Advertise in Dec. 

I have seen a lot of turnkey providers advertise properties in Memphis (I'm from Memphis, grew up there, have to go back frequently for family) with very misleading info. 

Good example, I had a slight pricing and supply chain issue on some needed materials, I could have thrown $ at the problem but instead I made some calls and I bought a partial rail car of the material, lined up my own motor carrier, was able to cut 2 middle-men out of logistical chain, 1 1/2hr drive to rail yard to personally supervise and we got out materials, faster than anyone could deliver, for 30% discounting AFTER all associated costs.

I advertised the property early before I was done to generate interest.

Hi friendsI’m having a tough time finding an online new construction house plans WITH a materials list.I completely understand they can’t provide 100% mats for say foundations roofing trusses etc.

Might not be a bad idea to have 2, 1500 sf spaces but I would try advertising that the space is divisible and see if you can line up both tenants prior to splitting.

@Sarah BridgesIf you want multi family that hits the 1% rule and are only looking at mls properties, I think the best way to get it is look for property’s advertised as single family but that have features that would make an easy Reno into multi.
