As far as the weed smell goes i think you would be fighting a loosing battle. 

@Sean Reid Your market is wildly different than mine but from my prospective you're loosely following a house hack strategy.

It came loose at the outlet or somewhere before it down the line.

-Bathroom tile wall is bad outdated color, and not good condition, with a few tiles starting to come loose. 

This situation is what helped take down the 2008 housing market with not only over leveraged properties, but also loose relatively free monetary policy. 

Never loose money and keep it growing over time.

The people I work with have laughed at me, told me I was going to go bankrupt, told me I have 2 much debt, told me I would loose the houses for unpaid taxes and on and on. 

Presenting solutions that align to key organizational initiatives has taught me to form hypothesis and bring point of views that pique curiosity and interest, as well as having a strong opinion that is loosely held to facilitate genuine conversation.

Bonus is my lease states if they break the lease they loose the deposit and I would include the extra 600.  

But as a really loose definition I'll stand by the blue collar statement.
