This may make me overly cautious, but I've been burnt a few times and I learned my lesson.

. : )I used to take piano lessons when I was a kid, in your area...I think it was on Lee Rd. if my memory serves me correctly.

I'm learning to fly and use it in almost all of my lessons.

Doing that is also a part of our due diligence, as is running a camera down the downspout drains- another learned lesson.
