Last time I checked, there were hundreds of spreadsheets and I'm sure many of them are designed by/for flippers. https://www.biggerpockets.com/filesYou can always find fileplace at the bottom of every screen, left menu.I also recommend you go to etsy.com and search for "house flipping spreadsheet."

Taking an asset to liquidate is a significant hassle, loaded with additional expenses, time oh-so-mush time, and variables such as potential market movements, changes to condition etc. all these come together to very possibly devouring what your equity positions may be in full or more, leaving no real equity of securitization itself.

My largest concern is that as we go lower in rate, housing supply will ultimately be unlocked putting downward pressure on rents/asset prices.

So, I will share my opinion and leave it for other, more tenured investors, correct me.This is my understanding: your goal is to get the property at such price and location that it would make sense for investor (your buyer) to purchase from you and do whatever they want to do with it.
