@Shelby Smith Maybe some commercial guys can jump in but its my experience ( albeit limited ) that commercial agents work in this manner1. they get a listing and they ALWAYS try to double end it to their buyers FIRST2. if they can't sell it they open it up to their office.3. if the office can't sell it they then put it out on loopnet coaststar or in rare instances MLSCommercial brokers do not work under the same code of Ethics and rules RESI agents work under..

If not how much and is the city codes going to allow this?

I'm working on now on just a few zip codes near my home.

In a lot of areas, anytime you open up the walls, the city is going to make you bring all electrical up to code and have the plumbing inspected.  

Tax Code makes my head hurt. 

They drive up to the house and call me, I give them the lock box code, in they go and I'm right there with them.When it's time to leave I get to watch them put the keys back in the box.
