This gives you the sole right to buy their house.The assignment agreement (between the back-end buyer and you)  says that you are passing along YOUR sole right to buy that house over to the back-end buyer, as the cash buyer then steps into the contract and you (kinda) step out of it.You know when your bigbutt friend sits in a chair for 3 hours, he gets up and you sit in his charge and you feel all that buttheat terminating from that chair?

The house I bought had a strong pet odor, cat urine, and as part of the scope of work, I asked contractor to eliminate that odor, however house was repainted and work 99% complete, but odor came back.

You also need a binding lease that abides by the landlord tenant code of your state so it's enforceable.Totally worth it and why we have the same owners come back to us time and time again as needed when the tenants we place move and they need us again.Good luck
