No other brokers would be invited or paid.I coached a seasoned Realtor in Sub2, -student found a house with zero equity, -house had a listing, -asking price was 10% over appraisal (agent bought the listing)-seller asked the agent of that listing to cancel the listing, the seller did not cancel in writing, and the agent that had the listing & his broker got an attorney and sued the Sub2 Realtor.My advice:  1.

I will truly deeply analyze the actual numbers because that is what is key here and if this property is worthwhile for an investor, because all I can hear in mind is "buy low, sell high" which was learned in numerous educational materials.

As a landlord with several dozen properties, does anyone utilize publicly traded SFR property rental businesses such as American Homes 4 Rent, Starwood Waywood Residential Trust, Blackstone's Invitation Homes, etc to help gauge comparisons between what us small fish do versus these large landlords?

You can screen calls, and you can add numerous numbers to your google voice number, and only give out your google voice number to the tenants so they never have your personal number.
