I've talked to some investors and some say you do and others say you don't.

There are plenty of ways to burn an unsecured borrower under predatory dealings where you lender lacks knowledge and was "talked into acting".

So that one like all will mean you sit there and listen to people talk in 15 minute increments for 75 hours.....For the price I would recommend it if you don't want to go to a class.

Not just talking out of turn, I have LE experience. 

As Alex said, I would also recommended talking to some local realtors and getting a direct mailing list set up with your criteria.

Most 'seller assists' are 20%+ of PP if you are talking about seller financing.  

Who ever might be a little interested in selling their home, they will call and we will talk about what it would take for them to sell.
