@Phil RizzoBecause the banks will lend 75% LTV after the remodel, anytime you can buy and rehab for less than 75% of the ARV, you'll have the ideal BRRRR.....and have a chance to extract your full cash invested, to repeat into the next property.In Denver, the competition for fix/flips is so intense, it's hard to buy and rehab for less than 85% of ARV.

They actually buy the appliances at retail and do their own tests, and they don't accept advertising.They have a Web site, but you have to be a subscriber to see their rankings.

In my experience, it is great to have a specific criteria when speaking with brokers so they know exactly what you are looking for and you can pass the "eye test" as they will likely run this to see if you are a "real investor."
