And every investment style has a different return/liquidity/effort/risk/etc. profile.

I'll look at any good cash flowing deal but I especially: groups of duplexes, ranch style properties, separately metered utilities, properties purpose built as multi (not a hacked up SFR), post 1950 properties, central AC, garages or carports, washer dryer connections in unit or building laundry, value add priced dated properties neighborhoods in lower tax areas, neighborhoods with no through traffic.

So YES, this is possible but you'd be limited to table funded local bank or CA based loan options who are familiar with ADUs or investment style loans if you want to refi once the ADU is built.

There are 2 or 3 different styles of keg tappers or sankeys.  98% of your kegs will use an American.

As long as your cabin checks all the marketable boxes you’ll still cashflow decently (cabin-style, hot tub, close to DT, view). 

He has books/magazines full of plans. mostly Mediterranean style, but others as well.The two we used have 6" wall so either concrete block or 2x6 frames which is costly but great insulation.The two also were for slab construction like many FL homes. 

The affordability problem is getting worse and worse, and society's shift to the right in the last 24 months makes it seem like that policy change is more likely to come in the form of supply side subsidies than rent control style policies.  

Hoping theres something out there that has an All in One style and not as expensive as the leading Accounting softwares out there now (quickbooks, freshbooks, xero, etc) - If any of these are your suggestions, then please let me know why, so I can make an honest decision if I truly want to spend that type of money down the road.Tracking accounts payable/receivables, generating proposal/invoices that can be electronically signed, approved and immediately returned to me.
