It's something most individual investors likely aren't prioritizing.

But when you look at rental rates for individual rooms (which are what a lot of students are looking at) the rates seem to be a little higher somewhere around 400-700 per room depending on the property.

I've spoke with a few individuals recently who are doing the same thing through Solar, hail programs, and master renter's policies. 

Since this is an individual unit Mgmt fees, and vacancy rates are subject to the investor preferences and rental pricing.

@Stacy Manson An individual 401(k) (also called Solo 401(k)) is my favorite retirement account for self-employed individuals that do not have employees.

There are also companies and individuals that may profit share on deals that you find and manage. 

The best way to do this would be through these forums and finding ways to add value to those individuals.
