If you have the funds but not the experience, for your first project team up with a developer that knows the approvals processes and how to find a good property and connect with tenants and that has good team members- brokers, architects, engineers, environmental inspectors,  attorneys, etc. and knows the ropes.

I'll be visiting Indianapolis next week to continue to bolster the team we have in place for our real estate investment endeavors.

I’ve done several of these projects in Indianapolis and the always shake out about there.

The job site inspectors are also friendly and don't try to waste your time with nitty gritty stuff. 

I have a full-time job and don't have the time to manage a BRRRR so I have chosen to purchase turnkey properties in Indianapolis.

Get building/reno permits- they are Cheap and in CA code inspectors will be on site within 24 hours of the request.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.
