Hi all, just upgrade to PRO couple days ago and discover the marketplace that listed some incredible deals around the country, some are too good to be true to be honest (cash on cash ROI 30%++) and beg many questions: 1) Why are they even on the market if the cash flow so great?

You are wiser than you probably realize by spotting early on that a few hundred bucks a month in cashflow is not going to make you rich ... so many newbies dream of stacking up 50 units at $200/mo cashflow and think that that is how they will strike it rich ... even if that works, sounds like an incredible PIA to me.

Email is incredibly easy to spoof and most assume that since the email looks ok, it’s ok to wire to an account that doesn’t match name of the intended recipient.Here’s some actionable advice:Always call your intended recipient before you send money to verbally confirm their wire instructions.Don’t directly call the phone number on the wire instructions you received.

Downstairs looks incredibly modern, upstairs looks nice, but doors and trim are oak, two upstairs bathrroms have not been updated.
