I think your long term hold goal is a great mindset, I would be shooting for that goal of owning a few properties by the time you're 30.As for what to do next, I would recommend a cash out refinance as long as the rent on the mobile home would cover the payment.

Plan was a long term hold as a short term rental.Step 2 - the plan to fund this project was through the sale of another property and monthly income/savings.

I have put it in a bunch of rentals, and it seems to hold up great.

I think we set on the idea of keep some $$$ in the pocket so eventually we can invest in a 2nd property. 

It depends.It depends on the market, the market cycle of that market, how you find the deal, the type of debt you can put on the asset.If you're buying without a syndication, I never look at IRR, especially if my intention is to hold and refi.
