In the last about 7 years, I've read about 150 books about real estate investing, sales, and business management.I've talked to many lender in the last year and they tend to want experience and skin in the game   I have talked to banks, private money lenders, and hard money lenders and they tended to like experience and your cash on hand.

Investing with a rookie with no track record, no skin in the game, etc. is just incredibly risky as (if things go sideways) it’s just too easy to walk away.Who knows, maybe you’re raising $200K from outsiders and putting $200K of your own money in for rehab, closing costs, etc.

Just someone who is happy to lend 100% of purchase without the borrower having skin in the game makes me think of a red colored flag.
