If our LLC saves one law suit based on appearance then that is bonus as our LLC is not structured to provide real asset protection.In summary, do your research on what is required to have the LLC provide asset protection (such as having the properties owned by the LLC and issues purchasing non-commercial in an LLC and risk to loan in transferring a property to an LLC) as well as the CA requirements limits on the use of OOS LLCs.Good luck

Once you have reached or just before reaching the 10 financed property rule, I would set up a SUB S corp and prepare to transfer some of the properties that you have had the mortgage on the longest, or the ones with the smallest balances to the SUB S.

With a little creativity that could change though.First, based on a daily rental base, you are looking at a higher vacancy rate than a monthly rental, so the idea that has no vacancies, is a mirage.2nd, I would have the seller do the rehab and provide a CoO before he hands it over to you.
