@Michael Faudoa I'll assume you're buying local to us here in SD metro area.First, go to the library and read any one of the 15 "How to be a Landlord" books they'll have there. 

Is real estate education and books works on all countries ?

Piri Mustafayev J Scott has a good tip in his book on flipping houses- get to Home Depot at 6am and network.

I would read a few books before you jump head first into a $500,000 property, that seems like a bit much to chew.

Just shows you don't have to know everything and read every book to take action!

I recommend going through the One Thing book (and program) by Gary Keller.
