Seems like you'd likely have to have a large real estate operation going on to get approved, as opposed to a little guy starting from the ground up (me).It sort of seems to good to be true for any/every real estate investor from the mainland to set up an LLC in PR, and get taxed 4% on rental income, while eliminating US federal personal income taxes for your real estate business.Anybody on BP actually living in PR right now that may have some advice?

If this is a sharp spike with the same tenants water could be leaking into the ground -- it happened to me.General water usage is approximately 50 gallons per day per person.

I fixed it in all in a day I told them I don't mind fixing stuff they wanted fixed it's just killing me to wait that long for them to tell meSo what im really asking here in tx if I rent it out cause I have all utilities do yall guys think they can come back and make me show them property I always thought a ocupancy certificate is good across the board for restaurant or homeI know I'm supposed to get along with building inspectors but I've gotten to the point where they are just literly trying to give me a hard time so I figured I have to stand my ground sooner or later

They could also build the structure and ground lease the land from you.The houses take a lot of money to move which is likely not worth the trouble.

I've contacted people in those areas to try to get a feel for their market and develop "boots on the ground", so I'm still working on strategies for those areas.

We see a number of advantages to this model vs. the traditional turnkey or direct purchase models, including but not limited to: Diversification / reduced volatility – by owning a fraction of hundreds of properties rather than 100% of a few propertiesBetter alignment of incentives with those managing the business – I don’t doubt that everyone has the best intentions, but in a direct ownership / turnkey model the investor makes money over time when no one on the ground is nearly as incentivized as the investor is to make the properties perform, whereas the investor typically pays the bulk of his fees upfront.

And if got to hunt on it ... and roam around on it.. ride our quads and tell every one I owned 700 acres of timber ground LOL.But your correct about a lot of land in the US.. its worthless and poor investments you just need to know which is which..

I have analyzed and found a few potential deals that would cash flow really well and I would have my brother-in-law as boots on the ground to look over the property until I move back BUT, my wife and I don't have the 20 percent to put down because we bought a home here in Virginia.
