A good way to find deals (as a little guy) in an expensive and highly competitive market, is to look at the properties that have been sitting on the market the longest.

The Atlanta market is competitive and continues to expand.

The West End does have some townhouses/condos that meet our criteria, but it's getting very competitive. 

The ones in the middle seem to have the most competition.

In your search for the right property, did you find that homes w/ ADU which had a better layout of separation between units had more competition?

It's a very competitive market for real estate, so I'm hoping to find something off market for that area in need of rehab.

While most BRRRR literature talks about pulling all the money our with refinancing, I haven't been able to accomplish that in my area given the high prices and competition.

Don't get mad when your competition is getting a deal because you can't deal with someone telling you to F-off.

However, it’s very quick/easy and you only have to do it one time as opposed to annually.)You get essentially the same reports with these companies, so really it just comes down to who is more competitive on price.
