I've seen a description of a "Checkbook IRA" structure where a single IRA or a group of IRAs own a special purpose LLC that invests in whatever.

So you will want to be crystal clear in your listing description so that there are no surprises and bad reviews that come of this in the event you get a booking from a party of 6)

In the MLS description the seller/agent included information that it has a new roof. 

They wanted full drawings of the building, the lot, project description etc.

To avoid getting people who can't afford it, you may want to put the monthly rent on there and a description.

There's nothing wrong with you working with a buyers agent, just control the deal...and if you did not offer commission in the listing, these agents are bringing a buyer out of the kindness of their hearts ;)I think I'd have a standard response in the listing description for these guys...specify not to call and you don't need help.Good luck! 

All other expenses will be charged against the property cash flow unless you're doing something like a DSCR loan, which most banks don't offer and, based on your description, doesn't sound like they're doing that.
