Should I go with the seller report or do I need to get it done myself. what could be the red flags.Any comments/experiences please share to educate me.

Right before Christmas week, I was given news that we finally had the engineer report and that the permit would finally be applied for, but something or other error or complication - I'm not even really sure - prevented us from using the report and that we would have to find another way, and of course I wasn't going to get any updates through Christmas and New Year.

I have a low credit score (slightly above 600) due to carrying high credit card debt as well as having some charged off CC's from my college days, however the statute for those to show up on my credit report expire in August of this year so it should provide a sizable boost to my credit score, in addition to my plan I have in place to reduce my total credit usage from $12,000 (out of 13,000 available) down to about $4,000 by July (hopefully lower!).

I called an appraiser and he said he won't be able to pull comps on a distressed property the most he can do in his report is assume an ARV and minus it from what he thinks construction will be.

The reports are 40-90 pages long and go through the entire house in great detail.Get an appraisal.

You can then run your reports according to property or the entire portfolio.There is a bit of a learning curve, so you may want to check out some tutorial videos or hire a firm to set up the account and help with support.
