Victorville does have a beautiful river running through it and we take our ATV's and run them up and down the river for miles.Victorville is not my favorite desert city, but Apple Valley is the next city over and it is a beautiful city to live in.

That pertains to buying more real estate especially an investment property that requires reserves and a DP that comes form a liquid reserve unless the lender allows for the use and the calculation of DTI with the new payment is within approved ratios.

Given you had 250,000 liquid why wouldn’t one:1) Purchase a 3 Bedroom 2 Bath Condo2) Rent out two rooms for 900 monthly each 3) Take the third room “effectively removing your rent payment you will need anywhere”Result - 2700 x 12 = 32,400 minus 10,000 for HOA and Yearly Property taxes.

Sometimes if investors are nearing retirement and liquidating their portfolio, then seller financing is a good option for them as it allows them to spread their capital gains taxes over multiple years and it allows them to keep making money on the property via interest.

Example, if I have 100K liquid and readily accessible and I own 2 properties, I can obviously put 25% down for #3 and rent it out but that leaves with me very little wiggle room.
