As RE developers we all know how important it is to hire good, reliable residential contractors.

Would specifically advertising the contract of sale or option with the seller's knowledge be enough to legally reach out to potential buyers, or are there still more developments that I would need to be aware of as well?

I'm active duty military with a deployment a couple months away, so this is a factor in my strategy.

Leverage the existing networks folks have.This requires you to develop a relationship and extensively network.

The farm is located in an area that has seen medium size planned neighborhood development activity within the last 5 years.

FYI, capex is not a factor in a cap rate 

Just doing a little deal analysis practice for multifamily units, and would love y’alls thoughts. 6-BR, 2-Bath, 2100 square foot duplex in an area of Nashville that is beginning to experience a higher volume of development.  

If its a multifamily then the average utility cost should be factored in when determining rents at the start of the lease.
