For one, we realized that we wouldn't be able to hit the 1% rule with the ARV we achieved (area didn't call for $2,000+ in rent), the pool maintenance on the property was about $200/mo which would kill any little cash flow we did get, and the time of the year (late September) was not favorable for filling vacancies.

I will look up gas prices on airplane websites that tell you were the best deals are on gas along your route of flight.. this can save a bunch. instead of popping into say Sun valley and paying 8 bucks a gallon X 60  to fill up i can hit Idaho falls small non towered self serve and get gas for under 5 bucks so save 200 dollars right there.
