A deal hit the market there that is just about too good to pass up with plenty of equity in the purchase to make a decent profit.

Real estate prices here are super low so I would have to purchase a number of properties to hit the minimum loan amount for a number of lenders.

For one, we realized that we wouldn't be able to hit the 1% rule with the ARV we achieved (area didn't call for $2,000+ in rent), the pool maintenance on the property was about $200/mo which would kill any little cash flow we did get, and the time of the year (late September) was not favorable for filling vacancies.

But you can at least get on their blast list to see stuff before it hits loopnet.  

So if I could invest and get 10% ownership of a larger deal, with the efficiency that brings in: solid property management, less volatile vacancy figures, etc. would that be a the better route than trying to do it on my own with a much smaller deal?

If my post on here hit a nerve to you, maybe you're the guilty one (you know, the one who's advice isn't as sound as you assert). 

I invest in my backyard and it hasn't taken as big a hit as other coastal cities did.

I will look up gas prices on airplane websites that tell you were the best deals are on gas along your route of flight.. this can save a bunch. instead of popping into say Sun valley and paying 8 bucks a gallon X 60  to fill up i can hit Idaho falls small non towered self serve and get gas for under 5 bucks so save 200 dollars right there.
