Let’s face it, conditions are unlikely to get better than where we are today and underwriting needs to acknowledge that and build in adverse cycles.  

Took the first step and began looking at properties today!

I would assume countertops&backsplash/bathroom could do the trick but it's only an educated guess I have no experience with this.

This was a low purchase value house( 30k), so I am not really freaking out over the 10 years of depreciation being added to or subtracted from my cost basis. ( I took a few years of accounting as part of my education).     

I can tell you most people that bought since 2018 are likely regreting now, because today price is lower than Jan/Feb/mar already...And RE is not like stock, that changes direction every day....

The education I received through the podcast was invaluable in giving me the knowledge and confidence to do the first deal. 

My expertise is buy and hold, but I do a lot of REI education as well.  

In short, I’m all about getting as much info as I can before I start really delving into making deals.With education in mind, what are some audiobooks that you would recommend for beginners?

Todays market with multiple offers can make a property inspection a minor concern even at the pre-offer level.
