@Gamaliel M.With 170k in equity I would look into the possibility of 1031 exchanging that equity into a larger property with more doors.

Top 3 reasons I like commercial: 1) $100/door/month is a depressing metric. 2) Long term leases.3) Forced appreciation. 

if your going to buy a rental you need down payment closing cost and a minimum of 10 to 20k in reserves this goes down as you gain doors of course. 

The forward planning and ability to adapt to that first closed door was the key to your success. 

The house needs rehab but right next door is a sex offender.

Depending which shift you work, if you are available during the day or the evening when people are home, you can knock on doors and find someone willing to sell on owner financing.

I am hoping to cash flow 300-400 per door, it’s a large price point for me though.
