Would appreciate advice on whether or not I’m going in the right direction with  the business plan Iv created.Other topics I’d like to discuss… -Should I start an LLC before first purchase.

Also, what I meant was I am looking into using business funding NOT business credit.I just want to assist my partner in some additional funds to rehab the property under a conventional or 203k loan (light work not an entire rehab since there are two types of 203k loans) instead of going to hard money lender because we plan on living in it for a year under and then selling it.

I currently own 15 rentals with no debt and plan to hold paper.  

I plan on still acting as the tenant for now; could a DSCR loan work in this situation, or does anyone have any recommendations.

I'm planning to put my house for sale in May as I plan to move out of state in July.

Unfortunately, the contractor the architect recommended did not follow the plans and I am in need of new drawings.

We plan to take out a wall and add an island to open the kitchen up, take the carpet out of the bathrooms (yes, really), replace most of the flooring, finish the 4th bedroom and the rest of the basement, and various other minor updates.

I think MTR tenants could be ok with this and it really depends on your business and how you plan to mitigate risk.We collect rent through our property management system Hostfully.
