What obstacles have you run into so far that have been a hindrance?

I never imagined utilizing the BRRRR strategy and being able to do it all again in 6 months, but again, obstacles and circumstances kept forcing me to look at and research alternative options and ultimately find one that works.  

I assume cities don't like that they aren't seeing much of this/any revenue from these rentals as well.I personally see airbnb as continuing to grow significantly, but with the normal obstacles of any major shift in an industry. 

I realize there are plumbing and HVAC etc. systems, but I wonder if a contractor could detach the sill plate from the foundation and put some sort of shim-like system in there?  

I would love to hear from people who have rented to students and hear what some of the major obstacles and benefits in this niche of the market.  

You say you're making plenty of money, so it sounds like coming up with the larger non-owner occupied downpayment is not a insurmountable obstacle.

Are detached single family homes the same as condos?

My family has about 20+ acres of rural agricultural land (15 miles away from the city) On the land there is the main house and two detached single family home (2 bed, 1 bath) cottages (both being occupied by family not paying rent).

At that rate, it would take me a LONG time to get enough capital pulled together to buy more investments.To over come the capital obstacle, this year I'm working with an investor to complete a few fix-and-flips.

I hired a home inspector and the report showed a lot of minor stuff, and one not so minor electrical issue which we resolved in the contract.A week after moving in, I saw in the detached garaged the reason the garage door opener was not working.
