Also on sites like Facebook marketplace and Zillow, you can see the number of people who viewed a listing to help in seeing the activity on a specific listing. 

If I understand what you're describing, it sounds like your lender is being particularly aggressive and probably does not want you to refinance out of his/her loan product, though that is your choice.

I usually recommend newer investors submit offers contingent on viewing rental verification (income/basic expenses), leases, ledgers or rent rolls.

From my point of view, if she signs the lease and it says that the lease starts Jul1 st (with possesion at jun25 --- or the lease starts jun 25, rent due on the 1st, and the it ends on the Jun 30th 2022 --- whatever), she has a signed lease and your parents have a tenant.You seem to be mixing this up with some sort of option or reserving a table at a restaurant???????? 

Quality of life is high, but overall cost of living is comparatively low when viewed from, say, a Californian's perspective.
