Wash the exterior siding and the roof, fresh paint, good realtor with professional photographer, clean up landscaping, fresh mulch...Clean as can be inside, wipe baseboards, clean blinds, etc. 

But isn't there some way that some of those area/demographic data points show up in your $$$ numbers?

Lighting, doors, windows, exterior painting/siding, roofing, mechanicals, landscaping, demo, permits

Just me, but I would write off the mulch and flowers as basic landscaping costs.

It isn't as cityish as Worcester, but is more of a city vibe than all the surrounding towns because of the demographic.  

Well, considering all he did was look at the property with the realtor, sit at closing to buy, about 5 hours of landscaping, and sit at closing to sell.

Demographic is shifting with a lot of young families ending up there; bike paths going in, breweries galore, more and more good restaurants opening, etc. plus Boulder is only 15-20min away.

I guess I need to add 30-50 for landscaping.

., then work specifically in that demographic and focus on hot to succeed.I hope that helps.
