What cross streets do your friends live near? 

There are a lot of high rise/condo options in downtown proper, and some amazing old houses in the historic districts that border downtown. 

My wife and I are under contract on a duplex in the rapidly developing* east side of Austin, TX.We made a $471,000 offer and are approved for a 3.5% FHA loan (as long as the sellers are willing to replace the roof, add some base board heaters and fix some plumbing issues... fingers crossed).Our taxes, insurance, annual and upfront MIP have us in there at about $3,330 a month with a $25,000 downpayment. 

You can cross reference that with the date the current owner bought the place. 

To give a few examples, look around 38th and Illinois (Indy's Midtown Project) or around the Near Eastside (10th and Rural...tons of hot areas like Holy Cross, Windsor Park, Arsenal Heights, St Clair Place, etc). 

Do I just tell the listing agent my offer is $115k (cross my fingers) and to send me a contract?
