On here you will find many "successful" SDIRA investors who have clearly violated the prohibited transaction rules, they just haven't been caught.Essentially if you are looking to invest with a retirement account and you want it to remain retirement money it can work, if you are looking to create non-retirement income or look to help finance yourself it generally will not work.I have probably talked to 50 people about this, 2 are doing it correctly, a couple have disregarded the rules and have done it anyhow, and most everyone else heard a pitch and wanted to make it work when it couldn't work for them...Maybe you can get a national person to do a webinar for you?

All pumped by money that people don't have, created out of thin air by the fiat currency system..

I've finally decided to create an account on BP after soaking up loads of valuable information - fantastic resource and podcast.

Now as I am approaching that mark very rapidly I stumbled across the idea of FHA loans to buy duplexes or MFH and ending up breaking even on your living cost and eventually creating cashflow when moving out. 

You have to understand that you don't find deals, you create them. 

I have done research on creating a non-profit, but at the moment, it does not make sense to me.

(military isn't bad, but new leases every year or so from what I've heard and very few casino workers as the closest one to yucca valley is 29 palms)I have found the area to be very misunderstood - as people driving by assume meth labs, sex offenders and neonazis  ---  when instead you find millionaire horse/animal lovers, older retirees who feel like they have found shangri-la, and an increasing amount of younger LGBT creative folks re-creating identity in the serenity of the desert. also, $15/hr minimum wage law is underway - going up $1 a year until $15 in 2020.
