I was on the phone asking A LOT of questions to the realtor, and his response was "put in an offer, and you have a period before closing to do your due diligence, and if you find something you don't like you can ask for a lower price or back out".Can I put in the offer contract that my offer is contingent on the current tenants meeting my standards?

I have friends that live in the area and rent for $750/month and pay utilities for same size homes, however badly outdated so I feel confident that i can charge the same or slightly less and get good tenants with a very low turn over/vacancy rate on an updated property.Final purchase price of = $30,500total investment with repairs, closing & holding costs & 10% repair budget contingency = $54,000.00.

I didn't treat a judgment as an asset but a contingent matter, it's an order to pay an amount that was due under a contract, so that debt had already been created by the contract.
