In some cases, if the attorneys that represent the seller see that you're planning to finance after marking "Cash" on the addendum, they'll require you to submit an amendment to the contract that the seller will need to sign and agree.When dealing with private sellers, this is going to be much less of a concern.

That's what even CPAs debate.The answer to this question then influences my main concern: mileage deduction.If I have to drive to a rental for some maintenance (no other stops to keep it simple), can I deduct the mileage, if I have an office in my home, but not an "IRS type qualifying home office", that I actually use for business purposes?

Crazy but I'm sure not that uncommon.Thisismy great advice because I'm getting ready to put a deal under contract where I stand to make a significant wholesale profit and I'm not worried about my end buyer caring about how much money I'm making but I'm more concerned about the seller and mainly the sellers attorney since I do live in New Jersey.

Jscott/Mark,I understand why an appraiser or underwriter might be concerned if I bought the property for $125k and turned around and tried to sell it for $170k without doing any work.With that said, just because I buy a house for less than it's worth doesn't mean it's worth what I bought it for...It's worth what someone else is willing to pay for it, which is $170k+ according to comparables...From what it sounds like though, it might be worth doing some light rehab to the house, in order to justify an increase in price, which might be just paint, fixtures and carpet...

As far as I'm concerned, things are totally different in times of war, if you're an American you need to be a team player, politics stops at the water's edge.....the most dispicable thing one could do during such times is to divide the country with political BS.TUFF, suck it up, get over it and defend our leaders in front of our enemies, that's what a real American would do!
