Just wondering if anyone has experience or feedback about a company called Pillar & Peak Restoration.

I didn't realize that Steadily basically uses Fortegra and then also outsources to other insurance companies.

Honestly, having a great management company is also very important and can help mitigate any potential problems that might otherwise creep up.  

Do a search for Toledo here on BP and you will find Toledo brought up quite a bit. 

I would recommend looking at the Furnished Finder Traveler Search to see what is currently listed in the area you are targeting.

Mind-blowingly cheap...And @Oscar Calle yeah, tier one skip tracing is offered by only very few, which often is a shortened title search.

I not going to post links here... but a simple google search will pop some alternatives.I've not used the calculator here and I don't see information on what it covers or what questions it asks or what kinds of results it gives.

These are different and wouldn't relate to what you're looking to do.When searching for an IRA custodian look for a custodian that allows for alternative assets. 

It's great to look for BRRRR's but you might pass by some great fix and flips with too narrow a search.

This could potentially lead to complications such as frozen funds when mechanics liens are searched and they see the 2nd lien.
