If “wholesaler” (used in the sense of contract flipping, not people who close on purchase and resell) were required to disclose in writing to home sellers that they are not purchasing the home, are only trying to “flip” the contract, and the sale will only close IF a buyer at a higher price can be found, would this eliminate the need (if a need does exist) for government regulations being enacted and or for “wholesalers” to be licensed real estate agents?

The best way to access off market deals you have to either do it yourself, which is a full-time job calling and building relationships with these cold sellers, or find investor-friendly agents/wholesalers sourcing these deals for you.Check out wholesaling Facebook groups in your area and add yourself to all of them.

They only get reversed when the bank attempts to cash it and discovers the account was closed or has insufficient funds.This is real easy.
