The investors I've worked with have purchased close to a dozen 2-4 unit multifamily properties so far this year and I've done a few other deals that were more so condos and SFRs, including in coastal and inland north county San Diego.  

If you can come to agreement on how and when things will be done, you give him a chance to continue but you monitor progress closely.

This entails locating appropriate properties, assessing them, putting in an offer, carrying out due diligence, closing on the property, relocating and leasing it out, and maintaining the property.Start by looking for duplexes or multi-unit buildings in your desired neighborhood that are occupied by renters.

I have also been know to be a resource to some of my wholesaling buddies that have needed a loan for EMD or even funding for a double close. 

Beyond the tax incentives, Spring is an excellent time to close on seasonal areas (such as the Oregon Coast) where high season is typically from May-Oct/Nov with the peak in June/July & August.

I have a W-2 job as well for now until I close on a place, so I can use it for a loan.

They have a looming timetable and you have to close before the sale date.These are a few of the pointers I teach, but there is plenty more if someone wants the fast track to foreclosures.

Other than that it seems like you have a lot going for the property considering the proximity making it very desirable.
