Years back, I looked into investors buying "sub 2", then L/O to tenants.

Most real estate brokerage offices do have Errors & Ommissions (E&O) Insurance to protect against mistakes &  neglect, but NOT fraud.A good property management company (PMC) will have the same E&O insurance coverage.

My answer is usually a lease option (L/O) but I see you are in TX and TX is pretty unfriendly to a L/O strategy that will actually work.

Then they stalk the customers who warn others with retorts that prove how un-virtual they are;  their service is about as vitual to real estste as a shovel is to gardening.D o n' t  waste your time, keep your money.

If so, I should be able to sue (likely severing relations with PM) through their E/O policy (errors and omissions) To my understanding, the tenant does not make very much money, and it would be a long-shot to ever get my money back from him.  

@Matthew Perry The fact that a seller left a section of their disclosure blank, or lied on it, is not an agent E&O claim issue….You had the disclosure to read.

I wanted to know if there is any way to get access to the MLS w/o having the real estate license.
